We offer 12-month leases for our Melbourne apartments. 

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

Yes, the security deposit is equal to the amount of the first month of rent. And yes, the entire deposit is refundable as long as the apartment is left in the condition it was when residents move in. 

Residents are responsible to pay their own utilities. 

Yes, renter's insurance is required for the property. For individual renter's insurance, the amount is up to the individual renter for a personal renter's policy.

Apartments cannot be listed on short-term rental platforms such as Airbnb or VRBO.

Leases are locked into the contract that you sign before you move-in, you'll need to reach out to the leasing office to discuss this in depth if needed. 

Apartments are ready for cable and internet. Residents may set up a contract with a service such as Centruy Link, Mediacom, and Direct TV through Team UltraView.

Yes! We have a grilling patio available for resident use. 

Each apartment is set up with a washer/dryer for convenient laundry days! 

We are pleased to be a smoke-free community. All smoking is prohibited in all locations on the premises, including, but not limited to, apartments, patios, parking lots, garages, green spaces, and common areas.

We are a pet-friendly community! Cats and dogs, age 12+ months and spayed or neutered are welcome. We allow some caged animals. We charge pet rent, have a two-pet limit, and city code breed restrictions apply. See our Pet Policy on the website for details. 

We provide a surface lot for parking. One space per apartment. 

Public schools in the area include Lovejoy Elementary School, McCombs Middle School, and Lincoln High School. There are also multiple private schools available. 

Melbourne was built in 2001, with 218 apartments in three-story buildings.

Apartments have hardwood flooring, carpet, and vinyl depending on the apartment.
